The transformation of Porto Maravilha is not just an urban project, it's a reality that's taking hold. Since the Consortium Urban Operation began in 2009, the commitment to infrastructure, mobility and heritage has been reflected in robust figures - and in transformative visions for Rio.
Urban redesign and quality of life

The demolition of structures such as the Elevado da Perimetral, the implementation of the VLT, cycle paths and the Rio450 tunnel are renewing 5 million m² in the port region. Around 15,000 trees have been planted and the Providência cable car is back in operation, increasing urban integration.
The strength of the real estate market

Today, Porto Maravilha is the epicenter of vertical launches in Rio. In 2023, the region concentrated 42% of all new units, surpassing even Barra da Tijuca. Schemes such as Reviver Centro and tax incentives have encouraged the real estate market to invest heavily in the area. With 12 new residential developments since 2021, the region has gained over 9,100 units - more than 80% already sold. This represents an expansion of 90% in the local population, with an estimated 27,000 residents in the coming years.
The Night Building

The historic A Noite Building (Joseph Gire), the first skyscraper in Latin America, was acquired by the City Council in March 2023 for R$ 28.9 million through CCPar with the aim of urban revitalization. After negotiations, in July 2023, the building was sold to the private sector for R$ 36 million - with a project to convert it into a residential building with 424 to 447 units, a store on the first floor, a bar and lounge at the top overlooking Praça Mauá, as well as a cultural space linked to Rádio Nacional. This transformation, scheduled to begin in the second half of 2024 and be completed in 2027, with the preservation of the listed façade and public spaces for visitors, reinforces Porto Maravilha's impetus as a catalyst for a vibrant Rio center, alive and connected to the present.
Investing in Porto is investing in the future

Porto Maravilha has already established itself as a solid vector for real estate development. The market is paying attention and is rewarding the first to believe in the region's potential.
- Population grows +90%, boosting consumption and urban density.
- Launches continue to dominate the vertical market, with more than 40% of Rio's total by 2023.
- Robust infrastructure, from trams to technology hubs and a mega green park.
CCPar's work has been decisive in making this new cycle possible - bringing together public and private forces. Transforming Porto means creating real opportunities: for housing, business, innovation and progress.
I'm proud to be a part of it all!

Pier Mauá is at the heart of this transformation. As a historic landmark and gateway to Rio, we have accompanied and driven the rebirth of the Port Zone. More than just an embarkation space, the Pier has established itself as a hub for culture, tourism and events, dialoguing directly with the new urban lifestyle that is flourishing in Porto Maravilha. By connecting the past to the future, Pier Mauá reaffirms its role as a symbol of revitalization and an active partner in the sustainable development of the region.
